Hoarder Home? Sell Your House Fast for Cash
If you are selling a hoarded house, for yourself or for someone you love, we will look at it as it is and treat you and the house with respect.
Understanding a Hoarder Home Sale in Florida
Hoarding is a recognized medical condition, not a character flaw or a housekeeping failure. It became its own diagnosis in the DSM-5 in 2013, and the American Psychiatric Association puts prevalence at roughly 2.6% of adults, with higher rates after age 60. Most of the people who call us about this are adult children selling on behalf of a parent.
People who need to sell a hoarder house are usually asking two questions at once: does it have to be emptied first, and is someone going to make us feel small about it. No to the first, and no to the second. We have walked houses like this before.
What we look at underneath the contents
- Subfloor and floor joists, especially in bathrooms, kitchens and along exterior walls.
- Framing and drywall where stacks have been sitting against a wall for years.
- Roof line and ceilings for staining that says a leak has been running quietly.
- Electrical panel, outlets and any extension-cord workarounds that became permanent.
- Whether the plumbing and HVAC still function, and how long the house has been unconditioned.
Before you hire a cleanout crew
- Talk to us first. If we buy it, the cleanout is ours and you should not spend that money.
- If you do hire out, treat waste, sharps and spoiled food as specialized work, not a dumpster job.
- Mold over 10 square feet needs a Florida-licensed remediator under chapter 468, part XVI. Ask for the number.
- Walk the house once for documents, photographs and jewelry. Those are what families regret losing.
A hoarder home is not the same as a house that is simply full of stuff, and that difference is the whole reason for this page. With stuff, you rent a dumpster and the house underneath is fine. With hoarding the contents have usually sat for years, so the building itself has been affected: moisture held against drywall, pest activity, overloaded floors, blocked exits, a bathroom that stopped being used a long time ago.
Some of it is a cleaning job and some of it genuinely is not. Animal or human waste, spoiled food, sharps and standing water put a property into biohazard territory, and Florida registers trauma scene cleanup companies as biomedical waste generators and transporters under section 381.0098(5), Florida Statutes. The Department of Health is clear it does not regulate their cleanup methods, so ask any company for local references.
When we walk a hoarded house we are not looking at the contents. We are looking under and behind them, at the subfloor and joists, the framing along exterior walls, the roof line, the electrical panel, the plumbing and whether the HVAC has been running. Contents we can deal with; a rotted structure is a different conversation.
That is where our honest line sits. If the house under the clutter is sound and needs light to moderate work, it is usually a fit, we buy it as it stands and the cleanout is ours. If the subfloor is gone, framing is saturated or the roof has been leaking for years, that is a renovation buyer's project, and we will say so and introduce you to one we know.
If you are selling for a relative, make sure you have authority to sign: a current power of attorney while they are living, or letters of administration from a Florida probate court if they have passed. Florida disclosure applies too, since Johnson v. Davis expects a seller to disclose known material defects a buyer could not readily observe. Tell us what you know, and talk to a Florida attorney about the signing authority.
How Selling to Us Helps With Hoarder Home
- You do not clean anything out. We buy the house with the contents in it, and the cleanout becomes our cost, not yours.
- No showings. Nobody walks through, nobody photographs the inside for a listing, and no neighbors are told why we are there.
- If a relative is in care or has passed, you can close from a distance on a date that fits the family, not a lender.
- We hold long term instead of flipping the contract, so the markup a wholesaler would take can stay with your family.
Why Sell to Us
This sale is about dignity as much as price, so here is what working directly with the buyer actually changes.
- We buy and hold: real offers based on long-term value, not flip-margin math.
- Local to Escambia and Santa Rosa counties, not a call center reading a script.
- Upfront about fit: if your home is not right for us we say so, and can refer you to a buyer it is right for.
- No fees, no commissions, ever. We cover standard closing costs.

Agent vs Wholesaler vs Us
Three ways to sell a Pensacola home in good condition. Here is how they compare.
| Traditional Agent | Wholesaler | Selling to Us | |
|---|---|---|---|
| Time to close | 60 to 90+ days | Fast, but then they resell it | As fast as 7 to 14 days, your date |
| Fees and commissions | About 5 to 6 percent | None to you, markup is hidden | None, we cover closing costs |
| Repairs and cleanup | Often required to list | None | None, sell as-is |
| Showings and open houses | Yes, ongoing | No | No, private sale |
| Typical price | Highest, if you can wait | Lowest, they need room to flip | More than a wholesaler for the right home |
| Best for | No rush, home is market-ready | Heavy fixers and distressed homes | Good homes, sold fast, fair price |

Hoarder Home FAQ
What Makes a Hoarder Home Different From a House Full of Stuff?
Time and effect on the building. A full house is a dumpster and a weekend. With hoarding the contents have usually sat for years, so there may be trapped moisture, pests, overloaded floors, blocked exits and rooms that stopped functioning. We price the house underneath, and the clutter tells us where to look closely.
How Fast Can You Move on a Hoarder Home?
Usually within a few days for the walkthrough, and we give you an answer on that visit or shortly after. Cash closings in Escambia and Santa Rosa counties typically run about 7 to 21 days once you accept. If a probate or power of attorney question is involved, the legal side sets the pace, not us.
Do I Have to Clean Out a Hoarder House Before Selling in Florida?
Not when you sell to us. Take what matters to your family and leave the rest exactly where it is, including furniture, paperwork and anything in the yard or outbuildings. Cleanout is expensive and emotionally brutal, and paying for it before a sale rarely comes back to you in the price.
Will Insurance, Code Enforcement or Disclosure Be a Problem?
Insurance and lender conditions are not an issue in a cash sale, which is why hoarded homes rarely close on the open market. Code enforcement history and known defects do need disclosing: Johnson v. Davis requires a Florida seller to disclose known facts that materially affect value and are not readily observable. Tell us, and we price it in.
What Does the Process Look Like for My Situation?
You call, we ask a few practical questions and never ask you to explain the house. We walk it with the contents in place, looking at structure and systems, then give you a cash number with our assumptions shown. If you accept, a local title company closes it on a date the family chooses.
Are There Fees or Costs Involved?
None from us, and no cleanout invoice either. No commission, no listing costs, no junk removal bill, no repair credits. Mortgage payoff, back property taxes and any liens are handled out of the proceeds at closing. If the sale is part of an estate, ask a Florida attorney or CPA how proceeds should be distributed.
What If the House Is in Worse Shape Than You Buy?
We will tell you at the visit rather than tie the house up. If the structure has taken real damage, a full gut or a rebuild, that is a renovation buyer's work and not ours. We can connect you with a buyer we know who does it, and you owe us nothing for the look.
Do You Buy Hoarder Homes Everywhere You Serve?
Yes, across Escambia and Santa Rosa counties: Pensacola, Ferry Pass, Myrtle Grove, Brent, Warrington, Cantonment, Gulf Breeze, Pace, Milton, Navarre and the smaller communities nearby. Families often call us from out of state about a parent's house here, and we can handle the whole visit and closing locally.
