No appraisals are ordered, the value comes from whatever outside buyer you find, and the relocation company buys and resells only to keep the transaction tax protected. Some BVO policies carry a sunset clause that converts to a guaranteed buyout if the home has not sold within a defined window, often 90 or 180 days.
Relocation benefits also tend to come with a repayment agreement, meaning you owe some of it back if you leave the employer inside a set period. Read that clause, and read the marketing requirements, before you agree to any sale outside the program.
Military moves work on the same principle with harder edges.
