Understanding Termite Damage in Northwest Florida
Two problems hide inside one word. An active infestation is a pest problem solved by treatment, while damage is a carpentry problem solved by replacing wood. Anyone trying to sell a house with termite damage needs those two separated before a price means anything.
Northwest Florida deals with native eastern subterranean termites and with the Formosan subterranean termite, which is the more destructive of the two. What a WDO report actually reports
- Live wood destroying organisms found at the time of inspection.

- Evidence of previous treatment, which tells a buyer the problem has a history.

The Formosan colony is the reason it matters. A single colony can hold several million termites, soldiers make up 10 to 15 percent of it compared with 1 to 2 percent in native colonies, and it carries soil into its galleries and packs voids with carton nest material.
Swarms here run from early April into late June, peaking in May, shortly after sunset and drawn to lights. A swarm inside the house is not proof of catastrophe, but it is proof of a colony close enough to matter.
Your homeowners policy will not help. Standard policies do not cover damage from lack of maintenance or infestation by termites and other pests, so both the treatment and the repair come out of pocket.
In a Florida sale, the document that speaks is the wood destroying organism inspection report, state form FDACS 13645, issued under section 482.226 by a licensed inspector. It records live organisms, evidence of them, visible damage, and evidence of previous treatment, and the licensee keeps a copy for at least three years.
Treatment and repair are two different bills in two different orders. A liquid soil barrier or a bait system stops the colony; neither one restores a hollowed sill plate, floor joist or stud. The usual sequence is treat, then repair, then have it re inspected.
