Two details catch people out. A Florida deed has to be signed in front of two subscribing witnesses under section 689.01, so bring two people to the notary appointment, and the whole package has to get back to the title company before recording.
On taxes, living in another state does not make you a foreign seller. FIRPTA withholding applies to foreign persons, not to a US owner who happens to live in Ohio, and Florida has no state income tax, though your own state may still tax the gain. Ask a CPA about your situation.
