Understanding What a Vacant House Costs You

A vacant house is rarely a decision. It is what is left after a move, a death in the family, a tenant who finally left, or a plan to fix it up that never got a free weekend.

The bills do not pause for any of that. Taxes, insurance, a minimum electric bill, lawn service and the slow work of humidity on a closed up Gulf Coast house all keep running.

What a vacant house quietly costs every month

  • Property taxes and an insurance premium that may be higher because nobody lives there.
  • Utilities kept on for humidity control, plus lawn care to stay ahead of code enforcement.
  • Small failures nobody catches: a slow leak, a dead AC, a roof spot that becomes a ceiling.
  • Risk that is not covered, since vacancy clauses cut off vandalism coverage exactly when vandalism gets likely.

Worth checking before you decide what to do with it

  • Call your insurance agent and ask, in writing, how your policy treats vacancy.
  • Check for open code cases or recorded liens with the city or county.
  • Confirm the taxes are current and that mail is being forwarded, not piling up on the porch.
  • Walk it, or have someone walk it, so you know what a buyer is going to find.

Insurance is the cost people find out about too late. Standard homeowners forms stop covering vandalism and glass breakage once a dwelling has been vacant more than 60 consecutive days, and some carriers set that at 30, so ask your agent whether you need a vacant dwelling policy.

Empty houses also attract attention. Copper, appliances and air handlers go missing, and an unoccupied place can pick up occupants who were never invited.

Florida did tighten that up. HB 621, chapter 2024-44, took effect July 1, 2024 and created Florida Statutes section 82.036, which lets an owner file a verified complaint asking the sheriff to remove unauthorized occupants immediately, provided they never had a lease, are not family, and you have already told them to leave. A real tenant still requires a normal eviction.

Then there is the city or the county. Under Florida Statutes chapter 162 a code enforcement board can fine up to $250 a day for a first violation and $500 a day for a repeat, an order recorded in the public records becomes a lien on the property, and Pensacola's code enforcement division mows and cleans overgrown vacant lots that owners do not.

How Selling to Us Helps With Vacant or Unwanted Property

  • The carrying costs stop at closing. Taxes, insurance, utilities and lawn care come off your budget the day the deed records.
  • We buy it as it sits, so nobody has to clean it out, cut the grass or make it presentable first.
  • You pick the closing date, which matters if you are waiting on probate, a sibling, or an insurance decision.
  • We hold what we buy, so the house goes back to being lived in instead of sitting on a wholesaler's list.

Why Sell to Us

The house has been costing you long enough, so here is what selling directly stops.

  • We buy and hold: real offers based on long-term value, not flip-margin math.
  • Local to Escambia and Santa Rosa counties, not a call center reading a script.
  • Upfront about fit: if your home is not right for us we say so, and can refer you to a buyer it is right for.
  • No fees, no commissions, ever. We cover standard closing costs.

We Buy Vacant and Unwanted Homes Across Pensacola and Nearby Areas

We buy empty houses throughout Pensacola and the rest of Escambia and Santa Rosa counties. A lot of them are in West Pensacola, where a rental emptied out and never got turned, and up north in Molino and Century, where a family place has been sitting since the last owner passed.

Vacant or Unwanted Property FAQ

What Counts as a Vacant or Unwanted Property?

Any house nobody is living in and nobody has plans for. A rental you never re let, a family home sitting after a death, a place you moved out of years ago, or a property you own and simply do not want. Insurers use their own definition of vacant, which is usually stricter than yours.

How Fast Can You Buy a Vacant House?

Vacant is the easiest kind of sale to move quickly. We can usually give you a number within a day or two of looking and close in about two to three weeks once title is clear, since there is no tenant, no move out and nothing to schedule around. If you need longer, we will wait.

Do I Need to Clean It Out or Repair Anything First?

No. Leave the furniture, the garage, the shed and whatever the last occupant left behind. You do not need to mow it, clean it, haul anything off or fix what broke while it was empty. We look at it as it is and price it on what we actually see.

Will a Vacant House Affect My Insurance or Code Standing?

It can do both. Standard policies drop vandalism and glass breakage coverage after roughly 60 vacant days, and under chapter 162 a Florida code board can fine up to $250 a day for a first violation and record a lien against the property. Check with your agent and with local code enforcement.

What Does the Process Look Like for an Empty House?

Send us the address and whatever you know about its condition, and we will go look without needing you there. We come back with a cash offer and no obligation, open with a local title company, and close on your date. If there are liens or back taxes, the title company sorts the payoffs at closing.

Are There Fees, Costs or Cleanout Charges?

No commission, no listing fees, no repair credits and no cleanout bill deducted from your side. Florida charges documentary stamp tax of 70 cents per $100 of the sale price on the deed, and the title company settles that, any prorated taxes and any recorded liens out of the closing.

What If the House Has Been Empty for Years and Is Rough?

Tell us and we will still come look. We buy good condition homes, roughly 2002 or newer, needing at most light cosmetic work, so a house that is truly gutted or storm hit is honestly a referral rather than a purchase. We know renovation buyers and will connect you rather than waste your time.

Do You Buy Vacant Houses Everywhere You Serve?

Yes, anywhere in Escambia or Santa Rosa county. West Pensacola, Molino, Century, Brent, Ensley, Milton and the rural stretches in between are all normal for us. A house sitting empty at the north end of the county gets the same look as one in town.

Bring Us Your Best Offer

If your Pensacola home is in good shape and you need to sell fast, let us take a look. Worst case, you get a real number to compare. Best case, we beat what you already have.
