Ferry Pass begins where the Pensacola city limits end and runs north to Greenbriar Boulevard, with Ensley on the west and Escambia Bay along the east. The mail reads Pensacola, but the addresses are 32514 and 32504, and the census treats this as a place of its own.
Two institutions set the tone. The University of West Florida sits inside Ferry Pass on University Parkway and is the only university in the metro area, and HCA Florida West Hospital anchors North Davis Highway a few minutes south of it. Ninth Avenue, Davis Highway, and Olive Road carry the traffic and the retail, and the neighborhoods sit quietly behind them.
A university and a hospital inside the same few square miles means more rental doors than anywhere else in central Escambia County. So a good share of our callers are landlords rather than owner occupants: someone who bought near campus fifteen years ago and is done with the August turnover, the deposit arguments, and the drive across town. The 2002 and newer stock here is narrow enough to name. The D.R. Horton townhomes at Midtown Oaks on Overcup Street in 32514 are the clearest fit, and Escambia County approved Hunters Oak, a fifty lot subdivision on North Hilburn Road, in 2025. Beyond that it is houses built one lot at a time, because the golf course at the center of Scenic Hills opened in 1958 and most of the streets between Olive Road and the city line followed in the decades after.
Ferry Pass values sit in the honest middle of the county, not beach money and not the cheapest streets. That middle is where a long term owner and a seller can actually meet, because we are pricing what the house rents for and holds over years rather than what it resells for in ninety days. We lease these homes to the same people who work at the hospital and the university.
Older does not mean an automatic no. It comes down to whether the roof, wiring, plumbing, and structure are sound and somebody could live there tomorrow. Scenic Hills, Plantation Park, Woodlands, and Harbour Square all predate our range and plenty of those homes still work. A house needing a roof, a rewire, and a full interior renovation does not, and you will hear that on the first call along with the name of a buyer who does that work.
